my 14' skiff sits on a boat trailer that was converted to a flat bed trailer. it has a tilt bed that makes loading riding lawnmowers or ATV's a simple operation.

I traded my ATV and trailer for a boat and trailer. The guy told me the boat had been winterized and taken out the previous summer. This was two days ago, today I drove the boat down to the lake and both of the tires blew out on the way, damaging the trailer. When we finally made it to the lake the boat oil had water in it and several other problems, it wouldn't run safely. It was obvious the boat had NOT been winterized and when I contacted the seller he told me it had actually been 2 or 3 years ago that he had taken it out. He told me he wouldn't give me my stuff back and that he had sold it (not sure if he was being honest) I did sign a bill of sale saying he was selling the boat "as is", so I assume I can do nothing to be reimbursed or get my stuff back. Am I right? Lemon Law doesn't cover used vessels.

Sorry to hear this story. This is why you ALWAYS have a car, boat, airplane or whatever, inspected and test drive the vehicle before handing over any money. What you can do is go down to the DMV and file paperwork to halt the transfer of ownership of you ATV and trailer if this person has not completed that yet. In many cases, you can file a challenge to the title transfer. You'll need to contact your local Police department to inquire about the requirements for your location and state.

Clamshell, I forgot the horse trailer, the skate boards AND scooter thing the little kids like to ride, the rottotiller, and the wheel barrels!...Way over 100 now! I'll add the numbers tomorrow...

I am one month into a one year lease, it has no sale clause of any kind. My landlord informed me a couple weeks ago she sold the house and wants me out. I informed her I intend to stay! per my rights in Wisconsin, Buyers are receiving 8000 tax credit and do not want tenants.

Anyways since I only lived there a month I have no previous violations of the lease, but now she is claiming grass has not been mown regularly, and my boat and atv trailer in the driveway were affecting the outside appearance of the home.

Grass is ready to be mowed now, but is nowhere near overgrown, just mowed it 13 days ago.

Boat and Atv were removed from the driveway 13 days ago as well.

I never have received any notices regarding these things bothered anyone and certainly never received a right to cure.

Main reason for termination is I changed the lock over the weekend on front door due to breaking the knob when moving couch out the door., meanwhile there is two side doors and a back door she has keys for. It is in the lease that no changing locks without prior written consent is a violation. Only lock changed was front door. ONLY WAY SHE WOULD KNOW LOCK HAS BEEN CHANGED IS AN ATTEMPT TO ENTER WITHOUT PROVIDING ANY NOTICE!

This was changed in the night on Friday, and she is never available during the weekend, and I needed to secure my property in the dwelling. She contacted me on Monday and I informed her that the lock has been changed due to a broken knob. I also said I can send a key immediately via overnight or provide one to her authorized representative immediately. She sent me an email with a letter saying that lease is terminated immediately, and she will be changing the locks and removing my belongings. !!! I told her its a violation to enter without notice and she cannot throw me out without an eviction from a judge. and I would report her misconduct to all the appropriate authorities.

Guess what, yes you guessed right! today she changed locks and removed my belongings and claims that she completed a moveout inspection and she will be sending me a check minus damages!

I wasnt even done cleaning yet, never provided a move out notice to her either. She now refuses me entry into a dwelling I have paid rent on. never received any complaints, all bills paid on time, besides graa being a tiny bit long exterior is maintained.

What should i do I believe they close on the house soon, was told I can place a letter of pennants? on the property at the county register of deeds...
Thank you! Offer was in before April 30th but closing was postponed. Even if she had a valid lease violation she would still have to provide a notice to cure?? and then file for eviction where I where i would be able to explain to a judge? all of which takes weeks or months??!!

She is in violation of Wisconsin law. Below is an excerpt from the Wisconsin Tenant Resource Center:

"The only way a landlord may remove you is by a court order. Landlords cannot: change your locks, remove your possessions, push you out, turn off your utilities, throw things out in the street, or any self-help eviction.

The landlord needs a court order to remove you from the premises. Your landlord can be prevented from trying to remove you illegally, and can be fined, or even sued. Document what happens and any costs you have related to the illegal eviction. Call the sheriff's office, Consumer Protection at (800) 422- 7128, Legal Action, or a private attorney. According to Wisconsin consumer protection law, the only legal method to remove a tenant is a judge's order in small claims court (ATCP 134.09)."
